Start with the water meter. Shut off every fixture, note the reading, wait an hour. If it moved, water is going somewhere it shouldn't.
A moisture meter tells you what your eyes can't — whether that slightly-off patch of drywall is damp behind the paint.
Put a leak sensor under the water heater, behind the washing machine and under both sink cabinets. Those four spots cause most claims.
For a small active drip, a patch-and-seal tape buys you time until a proper repair, but treat it as a bandage, not a fix.
